I think this blog post is very fitting for the blog, since it’s about the creation of a brand-new neighbourhood called North East False Creek.
North East False Creek (NEFC) is generally defined as the area between BC Place and Citygate, and north to Expo Boulevard/Andy Livingstone Park. The area is the last undeveloped large parcel of land in downtown Vancouver, and it’s poised for major changes.
There are three main landowners in the area: Canadian Metropolitan Properties, Concord Pacific and the Aquilini Group.
When the neighbourhood is complete, it will contain:
- 1.8M square feet of job space (enough to support 5,000 jobs)
- up to 4M square feet of residential
- a new civic plaza on the Plaza of Nations site
- a revitilized BC Place (already under construction)
- the completion of Creekside Park and the seawall
- new marinas
- new elementary school
- A new casino (already approved, west of BC Place)
- possible location for a new Vancouver Art Gallery
The City of Vancouver is in the midst of considering the first major development proposal for the NEFC lands from Canadian Metropolitan Properties, centered around the current Plaza of Nations/Edgewater Casino site.

The city has mandated that developers take extra steps to ensure their buildings are adequately soundproofed, since they expect the area to be noisier than normal. Residents will also have to sign a waiver acknowledging they are moving into an area with higher-than-normal sound levels.
A final decision on the proposal will be made this Spring.
